Curbed Construction breaks ground on Belvoir cottage-style community

Curbed Construction has broken ground on a new residential development in the Belvoir neighborhood of Chattanooga, marking the latest step in MiKen Development’s expansion into the city’s growing housing market.

The project, located at 3629 Fountain Avenue, will bring 14 single-family, cottage-style homes to the area, each of which will feature three bedrooms and range from 1,400 to 1,750 square feet.

Parking will be relegated to the perimeter of the property, allowing the center of the development to be car-free and walkable. Landscaped walkways will connect the homes, all centered around a large, shared courtyard.

Construction is already underway and the homes are expected to hit the market in early 2026. The project marks a continued evolution in Chattanooga’s residential offerings, as developers like MiKen bring urban planning principles typically seen in larger cities into mid-sized Southern markets.

Curbed Construction, based in East Tennessee, specializes in projects with budgets ranging from $500,000 to $10 million and was founded to meet the needs of small to mid-sized commercial and residential developments. MiKen Development, meanwhile, brings experience from more than 800 units built in Nashville and now seeks to replicate its success in Chattanooga.
